Tirdzniecības centru investīciju projektu novērtēšana un ar to saistītās problēmas

Abstract

Pētījuma tēma „Tirdzniecības centru investīciju projektu novērtēšana un ar to saistītās problēmas”. Pēdējos 10 gados strauji pieauga tirdzniecības centru skaits līdz ar to arī investīciju apjomi šajā nekustamā īpašuma sektorā pieauga. Straujo tirdzniecības centru attīstību sekmēja divi būtiski faktori zema konkurence un iedzīvotāju patēriņa pieaugums. Šobrīd situācija valstī ir mainījusies, katrs jauns projekts ir izaicinājums, kas rūpīgi jāizanalizē un jānovērtē. Maģistra darba mērķis: tirdzniecības centru investīciju projekta izvērtēšana un priekšlikumu sniegšana, pamatojoties uz investīciju projektu teorētisko aspektu izpēti, kā arī izmantojot investīciju projektu novērtēšanas metodes. Veicot pētījumu, darba autore secina, ka Latvijā nākotnē ieguldīt investīcijas mūsdienīgos tirdzniecības centros nebūs vairs tik izdevīgi kā līdz šim. Lielas konkurences un salīdzinoši zema tirdzniecības apgrozījuma dēļ ieguldītās investīcijas tirdzniecības centru attīstībā atmaksāsies vairākos desmitos gadu un atdeve no ieguldījumiem jaunos tirdzniecības centros un peļņa būtiski atšķirsies no tās, kāda bija raksturīgas pirms vairākiem gadiem. Lai samazinātu uzņēmumu nepamatotu riskēšanu, investējot jaunos tirdzniecības centros, nepieciešams ņemt vērā tirdzniecības centru attīstības tendences un ekonomisko situāciju valstī, plašāk iepazīties un analizēt faktorus, kas ietekmē investīciju projektu naudas plūsmu. Investīciju projektu novērtēšanā, kā galvenās izvēlēties tās metodes, kuras balstītas uz naudas plūsmas diskontēšanu, jo nauda vērtība pašreizējā brīdī ir lielāka nekā nākotnē.

The subject of the research is “The evaluation of the investment projects in the retail centers and related problems”. In the last 10 years the number of newly constructed retail centers increased and accordingly the amount of the investments in this real estate section of construction increased. There were two factors that promoted the speedy development of the retail center section - low competition and the rise in inhabitants’ consumption. Now the situation has changed in Latvia - every new project is a challenge and has to be evaluated and analyzed carefully. The goal of the masters work is the evaluation of the investment projects in the retail centers and rendering of suggestions according to study of the theoretical aspects of the investment projects and by using the evaluation methods of the investment projects. While doing the research, the author has concluded that in future investments in the modern retail centers will not be as profitable as it was previously. Due to high competition rate and comparatively low trade turnover the investments in construction of the retail centers will pay off in twenty or more years and the profit will differ greatly from the profit that was typical a few years ago. To diminish the risk factor for the company investing in the construction of the new retail centers it is necessary to take into account the evolution tendencies in the development of retail centers and the overall economical situation in Latvia, to study more deeply and analyze the factors that influence the money flow of the investment projects. To choose those methods which are based on the discounting of money flow in the evaluation of the investment projects for the value of money will decrease in future.
