Latvijā pēdējo 10 gadu laikā ir piedzīvotas nekustamā īpašuma cenu svārstīgas pārmaiņas. Pirmskrīzes gados līdz 2008. gadam bija vērojams augsts cenu pieaugums, kam sekoja straujš cenu kritums līdz 2010. gadam. Pamatojoties uz to, bakalaura darbs „Līdzsvara cena Latvijas nekustamā īpašuma tirgū” izstrādāts ar mērķi pētīt cenu stabilitāti nekustāmā īpašuma segmentu tirgus attīstībā Latvijā, kā arī izstrādāt priekšlikumus tirgus darbības uzlabošanai.
Bakalaura darbs sastāv no trīs daļām – teorētiskās par nekustamā īpašuma vēsturisko attīstību un normatīvo regulējumu Eiropas Savienībā un Latvijā, analītiskās par nekustamā īpašuma segmentāciju un tā ietekmējošajiem faktoriem Latvijā, un praktiskās par nekustamā īpašuma cenu ekonometrisko modelēšanu, šoku ietekmes prognozēšanu un stabilitātes noteikšanu. Pētījums ir balstīts uz Eurostat, Centrālās Statistikas Pārvaldes un Valsts zemesgrāmatas pieejamajiem datiem.
Bakalaura darba apjoms ir 74 lappuses, tajā iekļauti 30 attēli, 2 tabulas un 7 pielikumi. Darbā izmantotās literatūras un avotu vienību skaits - 22.
Pētījuma rezultātā darba autors secinājis, ka sērijveida dzīvokļu cenas reāģē visspēcīgāk uz procentu likmju un kredītu šoku. Algu šoka ietekme uz sērijveida dzīvokļu cenām svārstās ar laiku iegūstot pozitīvu vērtību. Termiņuzturēšanās programma veicina nekustamā īpašuma tirgus uzsildīšanos. Nekustamā īpašuma cenu un iedzīvotāju ienākumu attiecībā pēc finanšu krīzes ir iestājusies stabilitāte.
Atslēgas vārdi: nekustamais īpašums, cenu stabilitāte, nekustamā īpašuma tirgus ekonometriskā modelēšana, vektoru autoregresijas modelis, dispersijas analīze. In past 10 years Latvia has experienced fluctuations of prices of real estate market. Before the Global Financial Crisis, there was an increase in real estate prices, followed by a sharp decrease till the beginning of 2010. Bachelor thesis " Equilibrium price on Latvia's real estate market " sets out to explore the stability of prices in the real estate market development of Latvia and solutions in order to improve the market`s functioning.
Thehis consists of three parts – theoretical (the historical development and normative regulation of real estate market in the European Union and Latvia), analytical (segmentation of the real estate market in Latvia and its influencing factors) and practical (econometric modelling, forecast of shock impact and determination of real estate price stability). The research is based on the available data of Eurostat, Central Statistical Bureau and Land register data.
The total bachelor thesis consists of 74 pages, containing 30 images, 2 tables and 7 appendices.
The thesis contains 22 literature and source units.
Result of the research: Real estate apartment prices have the strongest response to interest rate and credit shocks. Salary shock has a fluctuating impact on real estate apartment prices, resulting with a positive value. The residence permit program promotes the heating up of the real estate market of Latvia. Real estate price and income ratio after the financial crisis determines stability.
