Pēdējos gados Latvijā ir novērojams izteikts nekustamā īpašuma cenu kāpums. Tas radījis pastiprinātu sabiedrības interesi par nekustamā īpašuma tirgu kopumā, kā rezultātā nekustamā īpašuma tirgus kļuvis ne tikai aktīvāks, bet arī jūtīgāks pret iespējamo īpašumu cenu kritumu. Labāk izprotot nekustamā īpašuma tirgus iespējamo attīstību, būtu iespējams maksimāli samazināt ar nekustamo īpašumu cenu svārstībām saistīto risku un izvairīties no krīzēm nekustamā īpašuma tirgū.
Darba mērķis ir veicot Latvijas nekustamā īpašuma tirgus izpēti un analizējot investīciju nekustamajā īpašumā vadības specifiku, izstrādāt priekšlikumus investoriem, kuri savos investīciju portfeļos plāno iekļaut Latvijas nekustamo īpašumu.
Darba autors ir analizējis Latvijas nekustamā īpašuma tirgus līdzšinējo attīstību un nekustamā īpašuma tirgu ietekmējošos faktorus, noteicis investīciju nekustamajā īpašumā specifiku un prognozējis drošākos un perspektīvākos investīciju Latvijas nekustamajā īpašumā virzienus.
Darba kopējais apjoms 107 lpp., tajā ietverti 20 attēli un 8 tabulas. During the last few years a notable rise in real property prices has been observed. Therefore the society has been expressing a growing interest in the real estate market in general, as a result of which the real estate market has become not only more active, but also more sensitive to the potential decrease in property prices. A better understanding of the possible real estate market development would lead to the possibility to maximally decrease the risk related to the fluctuations in real property prices and to avoid crises in the real estate market.
The aim of the paper is by studying the real estate market of Latvia and analysing the specifics of the real estate investment management to develop proposals to those investors who want to include Latvian immovable properties into their investment portfolios.
The author of the paper has analysed the current development of the real estate market of Latvia and the factors that influence the real estate market, as well as stated the specifics of the real estate investments and forecasted the safest and the most perspective trends in the investments in the Latvian immovable properties.
The paper consists of 107 pages, 20 pictures, and 8 tables.
