Investīcijas nekustamajos īpašumos un to ietekme uz ekonomisko attīstību Baltijas valstīs

Abstract

Bakalaura darba tēma ir “Investīcijas nekustamajos īpašumos un to ietekme uz ekonomisko attīstību Baltijas valstīs”. Darba mērķis ir ir noskaidrot kā komercinvestīcijas un investīcijas mājokļos pēdējo 10 gadu laikā ir ietekmējušas Baltijas valstu ekonomisko attīstību un izpētīt kā nekustamo īpašumu investīciju tirgus atšķirās katrā no Baltijas valstīm, kā arī ar aptaujas palīdzību noskaidrot par cilvēku paradumiem investējot mājokļos Latvijā un ar interviju palīdzību noskaidrot ekspertu viedokli par komercinvestīcijām un to ietekmi uz ekonomiku Baltijas valstīs pēdējo 10 gadu laikā. Lai sasniegtu šos mērķus, tika izvirzīti darba uzdevumi, kas saistīti ar starptautiskās ekonomikas, investīciju un nekustamo īpašumu tirgus teorētisko aspektu izpēti; investīciju un eknomikas attīstības dinamikas analīzi Baltijas valstu reģionā; aptaujas un interviju datu apkopojumu un analīzi; balstoties uz pētījumā iegūto informāciju un konstatētajiem faktiem, izdarīt secinājumus un sniegt priekšlikumus. Pēc pētījuma veikšanas tika iegūti rezultāti, ka investīcijas nekustamajos īpašumos ir nozīmīgas ekonomikas attīstībā, jo neviena nozare nespētu darboties bez nekustamajiem īpašumiem. Darbā pierādījās, ka pieprasītākie nekustamo īpašumu segmenti, kuros investēt ir komercplatības/īpašumi un mājokļi. Darba struktūru veido ievads, trīs nodaļas, secinājumi, priekšlikumi, izmantoto avotu un literatūras saraksts, pielikumi. The subject of Bachelor thesis is "Investments in real estate and their impact on economic development in the Baltic States". The aim of the work is to find out how commercial and housing investments for the past 10 years have influenced the economic development in Baltic States, how real estate investment market differs in each of the Baltic States and with the help of survey find out about people’s tendencies when investing in the housing in Latvia, as well as with the help of interviews with experts find out their opinion on commercial investments and their impact on the economy in the Baltic States during the last 10 years. In order to achieve these goals, tasks related to the study of the theoretical aspects of the international economy, investment and real estate market, were set; analysis of investment and economic development dynamics in the Baltic region; collection and analysis of survey and interview data; drawing conclusions and making proposals based on the information obtained in the study and the findings. After conducting the study, the results were obtained that investment in real estate is important for economic development, as no sector would be able to operate without real estate. The paper proved that the most demanded real estate segments in which to invest are commercial real estate and housing. The structure of the work consists of an introduction, three chapters, conclusions, proposals, literature sources used and annexes. Bachelor's thesis consists of 67 pages, sources, 16 figures.
