Hipotekārās kreditēšanas attīstība Latvijā un tās ietekme uz nekustamā īpašuma tirgu

Diplomdarba mērķis ir izpētīt hipotekārās kreditēšanas būtību un attīstību, analizēt ietekmējošos faktorus, veikt Latvijas hipotekāro kredītu un nekustamo īpašumu tirgus analīzi, analizēt hipotekāro kredītu ietekmi uz nekustamā īpašuma tirgu Latvijā, kā rezultātā dot secinājumus un izvirzīt priekšlikumus problēmu risināšanai. Pirmajā daļā autors pēta hipotekārās kredītsistēmas būtību un juridisko raksturojumu, ekonomisko nozīmi tautsaimniecībā un kredīta veidus. Otrā daļa veltīta hipotekārās kreditēšanas ietekmējošo faktoru analīzei, kā arī valsts ietekmes analīzei. Trešajā daļā tiek analizēts nekustamā īpašuma un hipotekāro kredītu tirgus. Diplomdarba kopējais apjoms ir 60 lpp., izmantoti 16 attēli un 3 tabulas, kā arī pievienots 1 pielikums. The objective of graduation work is to make a research in the substance of mortgage loan and its development, to analyze the factors affecting the aforesaid, to analyze mortgage loan and real estate’s market in Latvia, and to summarize the conclusions and give proposals for further development. The kinds, substance and legal aspects of mortgage loan, as well as its importance in national economics are discussed and characterized in the first part of the graduation work. In the second part- the main factors that affect mortgage loan’s development are analyzed. Government’s influence on the development of mortgage loans is discussed here. The market of real estate and mortgage loan is described and analyzed in the third part of the graduation work. Work consists of 60 pages total, it includes 16 images and 3 charts, one appendix is added.
