Abstract

Bakalaura darbs „Nekustamā īpašuma tirgus Rīgā” izstrādāts ar mērķi izpētīt aktualitātes nekustamā īpašuma tirgus attīstībā Rīgā, atklājot pozitīvos aspektus un trūkumus, kā arī izstrādāt priekšlikumus tirgus darbības uzlabošanai. Darbs sastāv no trīs daļām- teorētiskās, analītiskās un praktiskās. Darba apjoms ir 70 lappuses, tajā iekļauti 24 attēli, 2 tabulas un 2 pielikumi. Darbā izmantotās literatūras un avotu vienību skaits - 48. Pētījuma rezultātā darba autore secinājusi, ka tirgus stagnācijas galvenie iemesli ir iedzīvotāju ienākumu un sērijveida dzīvokļu cenu nesamērība, hipotekāro kredītu izsniegšanas apjoma samazinājums par 100 milj. latu katru ceturksni un ārvalstu pircēju investīcijas sērijveida dzīvokļu segmentā cenās virs 100 000 EUR veicina tirgus attīstību tikai šajā segmentā.

Bachelor thesis "The real estate market in Riga" sets out to explore current issues in the development of the real estate market in Riga, revealing its positive and negative aspects, hence developing propositions and solutions in order to improve the market`s functioning. The work consists of three parts-: theoretical, analytical and practical. The total work consists of 70 pages, containing 24 images, 2 tables and 2 appendices. The work contains 48 literature and source units. Result of the research: the author concluded that the main reasons of the market's stagnation are imbalance between personal income and apartment price, the mortgage lending decrease of 100 million LVL quarterly, The interest of foreign buyers in the segment with apartment prices above 100 000 € only promotes development of the market in this segment.
