Hipotekārā kredīta tirgus Latvijā

Abstract

Bakalaura darba tēma ir „Hipotekārā kredīta tirgus Latvijā”. Hipotekārai kreditēšanai Latvijas attīstības dažādos periodos ir bijusi ļoti nozīmīga loma ekonomikas izaugsmē, taču līdz ar krīzes iestāšanos hipotekārā kreditēšana savas pozīcijas ir zaudējusi. Šī nozare vairs nav tik spēcīga kā agrāk, tādēļ valdība cenšas ar dažādu atbalsta programmu palīdzību atjaunot hipotekārās kreditēšanas apjomu pieaugumu. Darbā tiek aprakstīti hipotekārās kreditēšanas ietekmējošie faktori, kuriem ir gan tieša, gan netieša ietekme uz hipotekāro kreditēšanu. Bakalaura darba mērķis ir uz veiktās hipotekārās kreditēšanas analīzes pamata veikt secinājumus par to, kādi faktori ietekmē hipotekāro kreditēšanu, kā arī izstrādāt priekšlikumus kreditēšanas sekmīgākai attīstībai un tās problēmu risināšanai. Bakalaura darbā mērķa sasniegšanai tika izvirzīti šādi uzdevumi: • Izpētīt un analizēt hipotekārās kreditēšanas attīstību pēc neatkarības atjaunošanas; • Analizēt kā hipotekārā kreditēšana attīstījās sākoties krīzei un izvērtēt tās ietekmējošos faktorus; • Novērtēt Latvijas valsts lomu hipotekārajā kreditēšanā; • Apkopot informāciju par valsts atbalsta programmām hipotekārājā kreditēšanā; • Izdarīt secinājumus, kā arī izstrādāt priekšlikumus hipotekārās kreditēšanas problēmu risinājumam. Veicot hipotekārās kreditēšanas ietekmējošo faktoru analīzi pēc krīzes periodā, atklājās, kā hipotekāro kreditēšanu ietekmē ne tikai iedzīvotāju nepietiekamie finansiālie līdzekļi, bet arī daudzi citi faktori, kuriem nav tiešas ietekmes uz hipotekāro kreditēšanu. Kā arī Latvijas valdība cenšas atbalstīt hipotekāro kreditēšanu, izveidojot valsts atbalsta programmas klientiem.

The bachelors theme is ‘’Mortgage credit market in Latvia’’. Mortgage lending for Latvias development in diferent time periods has had a lot to do with the growth of economics, all tho since the crisis began mortgage lending has lost it’s posishion. This department is not as strong as it used to be, and so the goverment is trying to renew the mortgage lendings volume growth with the help of diferent support programs. The study paper views the influencing factors of mortgage lending, that have direct and indirect influence on mortgage lending. The bachelors papers goal is performed on mortgage lendings analasis based conclusions of what factors influence mortgage lending, as well as develop suggestions for successful development in lending and it’s problem solving. For reaching the goal of the bachelor paper these tasks were brought forth: • Reserch and analise the mortgage lendings development after restoration of independence; • Analise how mortgage lending developed after the the crisis began and evaluate its influencing factors; • Estimate Latvias countrys role in mortgage lending; • Gather information on countrys sapport programs for mortgage lending; • Make conclusions as well as develop proposals on lendings problem soving. By doing mortgage lending factor analisis after the crisis period, it turned out that mortgage lending is influenced not only by citizens insufficient financial resources, but also a lot of other factors, that do not have direct influence on mortgage lending. As well as Latvias government is trying to support mortgage lending by creating contrys support programs for clients.
