Maģistra darba autors ir Arnis Ozoliņš, darba tēma ir projekts: ēku apsaimniekošanas uzņēmuma veidošana. Zinātniskais vadītājs ir Svetlana Saksonova. Maģistra darbā analizēta jauna uzņēmuma veidošana ēku apsaimniekošanas nozarē un darba mērķis ir ēku apsaimniekošanas uzņēmuma dibināšana. Uzņēmuma darbības nozare būs nekustamā īpašuma pārvaldīšana par atlīdzību vai uz līguma pamata (NACE 68.32). Uzņēmums savu saimniecisko darbību veiks Jūrmalā un Rīgā, apkalpojot tikai jauno projektu daudzdzīvokļu ēkas, jo, autoraprāt, šis variants ir saimnieciski izdevīgākais. Uzņēmuma dibinātājs būs tā vienīgais īpašnieks un tam piederēs 100% uzņēmuma daļu, uzņēmuma īpašnieks būs vienīgais valdes loceklis. Projekta īstenošanai nepieciešama aprīkotu biroja telpu noma un pamatlīdzekļu iegāde. Uzņēmuma dibinātājs šim mērķim izsniegs aizdevumu uzņēmumam no saviem privātajiem uzkrājumiem, kuru uzņēmums ar procentiem atmaksās sākot ar otro gadu, līdz trešā uzņēmuma darbības gada beigām. Uzņēmuma aizņēmuma summa sastāda septiņpadsmit tūkstošus divus simtus eiro un tam tiks piemērota procentu likme 4.403% gadā. Uzņēmumā sākotnēji būs seši pastāvīgie darbinieki, kuru atalgojums pirmos trīs gadus nemainīsies, tomēr, darbinieku skaits, pieaugot apsaimniekoto objektu skaitam attiecīgi pieaugs un trešajā darbības gadā sasniegs jau sešpadsmit. Maģistra darba mērķis ir analizēt ēku apsaimniekošanas uzņēmuma izveides iespējas, nozares un konkurences izpēte, izstrādāt iespējamo problēmu risinājumus. Darbā ir analizēta uzņēmuma veidošanas iespēja, aptaujāti nozares spēlētāji, izpētīta kopējā situācija nozarē un iespējamās grūtības. Rezultātā secināts, ka situācija nozarē ir perspektīva. Darba autors mērķa sasniegšanai veica nozares un risku izpēti, kā arī sastādīja projekta finanšu plānu efektivitātes noteikšanai. Darbs sastāv no 7 daļām, izklāstīts 82 lappusēs, iekļautas 28 tabulas, 14 attēli, izmantoti 81 informācijas avots. The master's thesis analyzes the formation of a new company in the building management industry and the aim of the work is the establishment of a building management company. The company's activity will be real estate management on a fee or contract basis (NACE 68.32). The company will carry out its economic activity in Jurmala and Riga, servicing only the apartment buildings of the new projects, because, in the author's opinion, this option is the most economically advantageous. The founder of the company will be its sole owner and will own 100% of the company, the owner of the company will be the sole member of the board. The implementation of the project requires the rental of equipped office space and the purchase of fixed assets. For this purpose, the founder of the company will issue a loan to the company from his private savings, which the company will repay with interest until the end of the third year of operation of the company. The company's loan amount is seventeen thousand and two hundred euros and will be subject to an interest rate of 3% per annum. The company will initially have five permanent employees, whose salaries will not change for the first three years, however, the number of employees will increase as the number of managed facilities increases and will reach sixteen in the third year of operation. The aim of the master's thesis is to analyze the possibilities of establishing a building management company, industry and competition research, to develop solutions to possible problems. The paper analyzes the possibility of establishing a company, the situation in the industry and possible difficulties. As a result, it is concluded that the situation in the industry is promising. To achieve the goal, the author conducted an industry and risk study, as well as compiled a project financial plan to determine the effectiveness. The work consists of 7 parts, presented in 82 pages, includes 28 tables, 14 figures, used 81 sources of information.
