| dc.description.abstract | Darbs ir veltīts dzīvokļu cenu un to ietekmējošo faktoru izpētei, analīzei un prognozēšanai. Darbā tika pētītas šādas problēmas: kādas ir vērojamas tendences dzīvokļu cenām Rīgā; kādas ir attīstības tendences dzīvokļu cenu ietekmējošiem faktoriem; kādas ir veicamas prognozes dzīvokļu cenām; kuras metodes sniedz visobjektīvākās prognozes dotajā jautājumā. Darba galvenā problēma bija prognozēt, kāda būs dzīvokļa vidējā cena Rīgā 2010.gadā. Darba rezultāti ir parādījuši, ka dzīvokļu cenām Rīgā ir tendence pieaugt, kas nozīmē šī tirgus straujo attīstību, kā arī strauji attīstās dzīvokļu cenas ietekmējošie faktori. Prognozējot dzīvokļu cenas pēc daudzfaktoru lineārās regresijas metodes turpinās pieaugt tikpat strauji kā līdz šim, bet pēc ekspertvērtējumu metodes prognozes dzīvokļu cenas pieaugs aizvien mazāk katru gadu. | en_US |
| dc.description.abstract | It the present paper the author has investigated apartments’ prices in Riga, as well as the factors which influence them, analyzed and predicted them. In the paper has been investigated what trends are have apartments prices in Riga; what are trends of influencing factors development; prediction of apartments prices; which methods are the most suitable to make predictions in this issue. The most important problem is to predict the average apatment price in Riga in year 2010. The results of this paper have shown, that apartments prices in Riga have a trend to increase, as well as rapid development if apartments prices influencing factors. Predicting apartments prices with multiple linear regression method, they will continue to increase as fast as before, but predicting with experts evaluation method, they will grow even less every year. | en_US |
