Daudzdzīvokļu namu pārvaldīšana un aktuālās problēmas Jūrmalā

Abstract

Šodien arvien aktuālāks kļūst jautājums par daudzdzīvokļu namu pārvaldīšanu. Līdz ar to bakalaura darba mērķis, bija noskaidrot: 1.Ar kādām problēmām saskaras dzīvokļu īpašnieki pārvaldīšanas procesā; 2.Ar kādām problēmām saskaras pārvaldnieki pārvaldīšanas procesā; 3.Kādi ieteikumi ir šo problēmu risinājumiem. Bakalaura darbs sastāv no piecām nodaļām. Darba gaitā autore ir veikusi nelielu ieskatu privatizācijas procesā, noskaidrojusi daudzdzīvokļu namu pārvaldīšanas būtību un procesu, kā arī izpētījusi parāda piedziņas problemātiku, zemes piespiedu nomu, un pārvaldnieku attiecības ar komunālo pakalpojumu sniedzējiem. Kā izpētes objektus autore izvēlējās Jūrmalas pašvaldībai piederošos uzņēmumus - SIA „Jūrmalas siltumu”, SIA „Jūrmalas ūdens”, un Privatizējamā SIA „Jūrmalas namsaimnieks". Nowadays the topic of managing apartment houses becomes more and more topical. Therefore the aim of this thesis is to research the following: 1.What problems do the owners of apartments face during the process of managing their property. 2.What kind of problems do the landlords face during the process of managing the apartment buildings. 3.What kind of advices are there to solve the above mentioned problems. The Bachelor thesis consists of five chapters. During the research the author has had an eye into the process of privatization, determined the essence and process of management of apartment buildings, as well as researched the problems of levitation, forced land rent and the relationship between landlords and providers of the utilities. The author has chosen the local Jurmala city municipality establishments as the objects of research, i.e. “ Jurmalas siltums” and “Jurmalas udens”.
