Ņemot vērā progresīvo nekustamā īpašuma tirgus attīstību pēdējās desmitgadēs un pieaugošo pieprasījumu pēc dažādu cenu diapazonu nekustamajiem īpašumiem, var pieņemt, ka pieprasījums nemazināsies, jo pasaules iedzīvotāju skaita pieauguma indekss ar katru gadu paaugstinās un interese par mājokļu tirgu ir aktuāla tēma ne tikai cilvēkiem, kuri meklē jaunu dzīvesvietu, bet arī tiem, kuri pārceļas no vienas valsts uz citu. Tādējādi nekustamā īpašuma kompānijas izmantos stratēģijas, kas dod labumu pārdošanas procesam. Valodas lietošana ir viens no rīkiem, ko var izmantot reklāmās un veiksmīgāk ietekmēt pārdošanas procesu. Nereti potenciālie nekustamā īpašuma pircēji pirmo iespaidu par konkrēto īpašumu saņem no sludinājuma, līdz ar to valodas lietojums sludinājumā var ietekmēt konkrētā nekustamā īpašuma pārdošanu. Šī pētījuma mērķis ir analizēt, kā nozīmes veidošana lingvistiskā līmenī atšķiras izvēlētajos nekustamā īpašuma sludinājumos, pamatojoties uz tādiem kontekstuālajiem faktoriem kā nekustamā īpašuma uzņēmums. Šī pētījuma pētījuma tips ir vairāku gadījumu izpēte, pielietojot kvalitatīvās pētījuma metodes veidu. Pētījuma rezultāti liecina, ka uzņēmums Sotheby’s Real Estate sludinājumos izmanto formālāku reģistru, savukārt uzņēmuma Engel & Völkers sludinājumos valoda tiek lietota neformālāk. Var secināt, ka abu uzņēmumu reklāmās tiek īstenota atšķirīga pieeja mērķauditorijai, kas varētu būt daļa no viņu mārketinga stratēģijas, lai tiešā veidā uzrunātu ikvienu, tādējādi piesaistot uzmanību un veicinot interesi par konkrētu nekustamo īpašumu. Considering the progressive development of the real estate market in the recent decades and increased demand for different price range real estate, it can be presumed that demand will not decrease as the global population growth index is rising every year and interest for housing market is a trending topic not only for people who search for a new place of living, but also including the cases of people moving. Hence, real estate companies will use strategies which benefit the selling process. Language use is one of the tools which can be applied in advertisements and successfully influence the selling process more successfully. Often, potential real estate buyers form the first impression of a particular estate from an advertisement, therefore, language use in an advertisement might impact the sales of a particular real estate. The goal of this research is to analyse how meaning construction at the linguistic level differs in the selected real estate advertisements based on such contextual factors as the real estate company. The research type of the present study is case study, approached from qualitative research perspective. The results of the study demonstrate that Sotheby’s Real Estate company applies more formal register in advertisements, whereas in Engel & Völkers company’s advertisements, language is used in a more informal manner. It can be concluded that the two companies’ advertisements implement different approaches to the target audience, which could be part of their marketing strategy to address everyone directly, thus attracting one’s attention and enhancing the interest of particular real estate.
