The goal of master’s paper is to explore the attitude of people in Latvia towards mortgage loan offered by the banks and criteria against which people choose services of a particular bank. There are results of questionnaire elaborated by the author. It also investigates general attitude of respondents towards banking system, which banks lead in the area of crediting and reasons why borrowers choose a particular bank where to apply for mortgage loan. Bank credit eksperts can use the paper to learn about the main reasons for the customers in choosing one particular bank, as well as those bank eksperts elaborating offers of bank services. The paper consist of 20 pictures and 6 tabeles....

Mortgage credit is a signifcant contribution to the lives of many people. A large part of society is unable to make enough savings to be able to afford and buy real estate for their own expense, so the possibility of obtaining mortgage credit is the only option for the purchase of dwelling. The aim of the bachelor's thesis “Development of Mortgage Loans” is to assess mortgage lending trends in Latvia by identifying factors affecting the development of mortgage lending loans and by comparing Latvian mortgage lending to mortgage lending in Denmark, Finland and the United Kingdom, draw conclusions and provide a proposal for futher development of morgage lending. The results of the regression analysis reveal that the volumes of mortgage loans in Latvia are affected by mortgage interest rates, average net wages and the unemployment rate. The aim is to identify trends in mortgage lending and to develop proposals for development based on the Latvian commercial bank mortgage loan data analysis, the author's survey results and the Latvian commercial bank range of services comparative analysis. In this study is analyzed commercial bank mortgage loan range of services comparative analysis. The author conducted a survey of mortgage loans in order to explore the demand for loans. 200 respondents were involved in the survey with an average age of 35 years. Financial and Capital Market Commission and the Central Statistical Bureau data were analyzed to determine the mortgage lending trends. The total amount of the paper is 66 pages, 2 tables, 13 pictures, 2 appendixes. The bibliography contains 54 entries. The theme of the diploma paper is - Mortgage credit market in Latvia and the Baltic Countries. It is a very topical issue today. It is difficult to imagine the modern market economy without credit relations. The credit market in Latvia and the Baltic countries is vast. There is a high demand for mortgage loans in banks. Taking mortgage loan is a very serious decision as it influences the life of a person in the further years, Therefore it has to be well-considered The aim of the diploma paper is, by comparing the factors that affect the mortgage loan market in the three Baltic Countries, to reveal the common tendencies as well as pay attention to the differences in that mortgagee credit market. In order to reach the aim set in the diploma paper the following tasks were set: view mortgage credit conditions; study the factors that affect mortgage crediting system; collect, summarize and analyze the information on the mortgage crediting system in Latvia and study the situation in the market; collect, summarize and analyze the information concerning the mortgage credit market in the Baltic States and study the situation in the mortgage market; determine the place Latvia takes in mortgage credit system. Estonia has the highest rate in giving mortgage credits in the Baltic Countries, followed by Latvia and Lithuania. One of the reasons for the increase in credit taking is the following - people take credits in other banks to repay the mortgage credits Banks should create a single data base about the customers` credit history. So that a bank clerk, who is responsible for giving credits, could see how many credits have been taken, how many have been repaid, has the recovery department recovered the credit etc. Then it would be possible to control the situation and see when customer take credits in other banks with the aim to repay the credit they have already taken in another bank....

The author has chosen this subject to establish whether the explosion in mortgage landing endanger the development of the bank sector. Moreover, the author seeks for the truth, if in the short run in mortgage landing can be expected overheat.
