Diplomdarba temats izvēlēts balstoties uz nekustamā īpašuma tirgus segmenta attīstību. Pēdējos gados nekustamā īpašuma tirgū, salīdzinot ar citām nozarēm ir ievērojami pieaugusi ekonomiskā aktivitāte, kas galvenokārt tikusi veicināta izmantojot kredītiestāžu pakalpojumus. Pārlieka banku kredītu koncentrēšanās vienā (nekustamā īpašuma) sektorā tiek uzskatīta par būtisku risku un ir nevēlama. It īpaši šāda viena sektora atbalstīšana ir nevēlama, jo pat vislabākos apstākļos tas neļauj novērtēt sektora attīstību un novērtēt nekustamā īpašuma projekta tagadnes vērtību, kas ir atkarīga un ļoti jūtīga pret reālajām procentu likmēm un paredzamā inflācijas līmeņa. Papildus finanšu līdzekļu pieejamība palielina pieprasījumu pēc nekustamiem īpašumiem, kas veicina cenu pieaugumu.
Diplomdarba mērķis ir veikt nekustamā īpašuma tirgus attīstības vērtējumu un tirgus tendenču analīzi, izdarīt secinājumus un izstrādāt priekšlikumus, lai novērstu nekustamā īpašuma tirgus pārkaršanas draudus.
Diploma darbs ietver 3 nodaļas, kas veidotas, lai nodrošinātu loģiski secīgu informācijas izklāstu, noteiktā mērķa sasniegšanai.
Cenām stabilizējoties, par visnelikvīdāko preci var kļūt zeme. Latvijas apdzīvotības blīvums ir viens no zemākajiem Eiropas Savienībā. Brīvas zemes ir daudz. Apstākļos, kad pazeminās pircēju pieprasījums, bankas var pārtraukt šādas zemes attīstīšanas projektu finansēšanu.
Kamēr ienākumi aug, kredīti īpašumu nopirkšanai gana pieejami, pieprasījums pēc nekustamā īpašuma ir liels un tirgū vienā laikā nenonāk liels daudzums īpašumu, par cenu burbuļu plīšanu nav jāuztraucas.
Uz pieprasījumu iedarbojas ne tikai starpnieki, kas pērk daudz īpašumu peļņai, bet arī nekorekts mārketings.
Burbuļa plīšanu var izraisīt daudzu kredītņēmēju nespēja veikt maksājumus. Tas var notikt, piemēram, ievērojami augot kredītu procentu likmēm, kuru dēļ ģimenes ar mazākiem ienākumiem vairs netiek ar maksājumiem galā.
Turpmākie notikumi atkarīgi no tā, cik prasmīgi tiks vadīta valsts makroekonomika.
Diplomdarbā ir 69 lapas, 4 tabulas, 9 attēli. Diploma work’s subject was chosen according to realty market development in recent years, which was mainly explained by available beneficial bank loans conditions. Overmuch resources concentration in one market segment, in this case- realty market, is risky and undesirable, because one market segment development does not have positive impact on overall economics and increase inflation level and interest rates.
The goal of the diploma work’s thesis was to evaluate the development of the realty market and to make analyses of its tendencies.
Three chapters of the thesis are developed in order to secure the logical sequence of information layout according to the goal of the work.
In the situation when prices are becoming stable, the land can become as the most non-liquid good. The density of population in Latvia has one of the lower levels in Europe Union. There are many free lands. In the situation if the demand is less, banks could interrupt the financial support for the land development.
During the period when incomes are rising, the credits for obtaining of lands are available, the demand for realty is grown-up and there is no many realties’ in the market in same time, thus there are no concerns about cracking of the price burble.
Both the intermediates, because of buying the realties for profit, and incorrect marketing can affect the market. The cracking of the price bubble can affect many borrowers, so they would become unable to pay. The above mentioned situation can occur, for example, because of increasing of interest rates, thus the families with lesser incomes could not be able to pay. The future will depend how the macroeconomics will be managed on the state level.
