Nekustamā īpašuma tirgus attīstības Latvijā

Abstract

Nekustamā īpašuma tirgum ir būtiska nozīme vissvarīgākajās valsts nozarēs. Valsts ekonomikas stabilitāte ir atkarīga no nekustamā īpašuma tirgus attīstības, tāpēc tas pētīšana ir aktuāls jautājums. Darba mērķis ir, pamatojoties uz Latvijas nekustamā īpašuma tirgus attīstības ietekmējošo faktoru analīzi izstrādāt priekšlikumus Latvijas nekustamā īpašuma tirgus attīstības veicināšanai. Kā nozari ietekmējošie faktori tiks analizēti daži no politiskiem, sociāliem un ekonomiskiem faktoriem. Pamatojoties uz korelācijas, determinācijas un beta koeficientiem, darbā bija secināts, ka sērijveida dzīvokļu cenas ir atkarīgas visvairāk no iedzīvotāju skaita, darba meklētāju skaita un patēriņa cenām, kas palīdzēja izvirzīt noteiktus priekšlikumus darbā, ievērojot, ka lielāka loma nekustamā īpašuma tirgus attīstībai tomēr pieder valstij.

The Real estate market is essential to the state’s most important industries. The research is topical, because the country's economic sustainability depends on the real estate market development. Based on the factors, that influence the real estate market in Latvia, the aim of this work is to draw up proposals of the real estate market development in Latvia. The main factors that affect the real estate markets are political, social and economical factors. On the basis of the correlation, r-squared and beta coefficients analysis, author made a conclusion, that the apartment prices are most depended on population number, job seekers number and consumer prices. That analysis helped to make certain proposals in the real estate market development in Latvia, in respect that the state has the main role in the real estate market development.
