Izstrādātā bakalaura darba tēma „Hipotekāro kredītu attīstība Latvijā” mūsdienās ir aktuālā. Hipotekārās kreditēšanas tirgus pēdējā laika ir stipri attīstījies un aizņēma nozīmīgu pozīciju Latvijas ekonomikā, pozitīvi un negatīvi ietekmējot uz šādām jomām: iedzīvotāju labklājība, ārvalstu investīciju pieaugums, būvniecības nozares strauja attīstība, infrastruktūras attīstība, IKP nesabalansēta attīstība (liels īpatsvars nekustamo īpašumu jomā), inflācijas pieaugums (pašlaik Latvija aizņem līdera pozīcijas Eiropas mērogā). Ņemot vērā visus augstāk minētos faktorus autore izpētīja hipotekāro kredītu attīstību no 1992. līdz 2007. gadam, hipotekārās kreditēšanas tirgus struktūru, attīstības iezīmes, ietekmēs un pārvaldes instrumentus. Darbs pielietojams gan hipotekārā kredīta ņēmējiem, gan komercbankām, gan valsts institūcijām lēmumu pieņemšanai, kas ir saistīti ar hipotekārā kredīta tirgu. The subject of the developed bachelor’s paper „Development of mortgage credits in Latvia” is actual nowadays. The mortgage credit market is rapidly developed in the recent time and takes a significant position in the Latvian economy influencing positively and negatively on following spheres: welfare of residents, growth of foreign investments, rapid development of the building industry, development of the infrastructure, misbalanced development of the IGP, growth of inflation (presently Latvia takes the leader’s position in the European scale). Taking in account all above named factors the author studied the development of the mortgage credits from 1992 to 2007, structure of the mortgage credit market, development features, influence and management instruments. The study is useful both for the borrowers of mortgage credit and for the commercial banks, and for the governmental institutions to pass resolutions related to the mortgage credit market.
