Nekustamā īpašuma vērtēšanas sistēma un tās attīstības tendences Latvijā

Abstract

Maģistra darba “ Nekustamā īpašuma vērtēšanas sistēma un tās attīstības tendences Latvijā” mērķis ir uz nekustamo īpašumu tirgus vērtēšanas metožu un nekustamā īpašuma tirgus attīstības tendenču pamata izstrādāt priekšlikumus vērtēšanas sistēmas uzlabošanai. Maģistra darbs ietver 3 nodaļas, kas veidotas, lai nodrošinātu loģiski secīgu informācijas izklāstu, noteiktā mērķa sasniegšanai. Pirmā nodaļa sniedz vispārēju informāciju par nekustamā īpašuma vērtēšanas teorētiskajiem aspektiem. Otrajā nodaļā analizētas pēdējo gadu nekustamā īpašuma tirgus attīstības tendences un aplūkota Latvijas Īpašumu Vērtēšanas asociācijas darbība. Trešā nodaļa ir izstrādāti galvenie priekšlikumi nekustamā īpašuma vērtēšanas sistēmas uzlabošanai un aplūkots konkrēts nekustamā īpašuma vērtējuma paraugs. Secinājumos un priekšlikumos sniegtas nekustamā īpašuma tirgus attīstības ietekmē un nekustamā īpašuma vērtēšanas sistēmas analizē radušās svarīgākās atziņas un ieteikumi. Maģistra darbā ir 80 lapas, 6 tabulas, 10 attēli.

The goal of the master thesis “System of the Valuation of Real Estate and its’ Development Tendencies in Latvia” is to elaborate suggestions for the improvement of real estate valuation system, based on the development tendencies of real estate market valuation methods and development tendencies of real estate market. Master thesis consists of 3 chapters that are developed to ensure logical and sequential presentment of information and analysis in order to reach the defined goal. First chapter gives the overall information on the theoretical aspects of real estate valuation. In the second chapter the tendencies of real estate market development in last years are analyzed and the performance of Latvian Association of Property Appraisers is overviewed. The third chapter includes main suggestions for the improvement of real estate valuation system and specific example of real estate valuation is given. Conclusions and suggestions part gives the main conclusions and recommendations drawn from the analysis of real estate valuation system and under the impact of real estate market development. Master thesis consists of 80 pages, 6 tables and 10 pictures.
