Nekustamā īpašuma vērtēšanas procesa analīze

Abstract

Bakalaura darba mērķis ir iepazīties ar teorētiskajiem aspektiem un profesionālo pieredzi nekustamo īpašumu vērtēšanā un pamatojoties uz pieejamās informācijas par nekustamo īpašumu vērtēšanas procesu, veikt nekustamo īpašumu vērtēšanas analīzi, sagatavot secinājumus un izstrādāt priekšlikumus vērtēšanas procesa pilnveidošanai Latvijā. Darba struktūra veidota atbilstoši izvirzītajam mērķim un uzdevumiem. Darbs sastāv no 3 (trīs) nodaļām 84 (astoņdsmit četru) lappušu apjomā, tajā ir ievietotas 6 tabulas un 6 attēli. Pirmajā nodaļā „Nekustamā īpašuma klasifikācija” tiek iepazīta nekustamo īpašumu klasifikācija, nekustamo īpašumu izmantošanas veidi, kā arī aplūkots investēšanas process nekustamajā īpašumā. Otrajā nodaļā „Nekustamā īpašuma vērtēšanas metodes” tiek analizēts nekustamo īpašumu novērtēšanas process un vērtēšanā pielietojamās metodes. Trešajā nodaļā „Nekustamā īpašuma vērtēšanas procesa analīze” tiek veikta darba izstrādes procesā nenoskaidroto jautājumu izzināšana, nekustamo īpašumu vērtēšanas situācijas analīze un, pārņemot ekspertu „labāko” pieredzi, izdarītas iespējamās attīstības prognozes. Secinājumos un priekšlikumos tiek apkopoti svarīgāki novērojumi un atziņas attiecībā uz nekustamo īpašumu vērtēšanas procesu Latvijā un izvirzīti priekšlikumi problēmu risināšanai vērtēšanas procesa iespējamai pilnveidošanai.

The purpose of this Bachelor is to carry out theoretical aspects of professional experience in the estimation of Real Estate, prepare conclusions and make proposals to improve the evaluation process Latvian based on the available information about the estimation process of Real Estate. The structure of Bachelor is formed to achieve the determinate tasks and purposes. Bachelor is formed from 3 chapters in 84 pages that include also 6 pictures and 6 tables. First chapter “Classification of the Real Estate” explores classification and utilization of the Real estate, as well as the process of making investments in Real estate. Second chapter “Estimation methods of the Real estate” includes research and analyse of valuation process in Real estate and most distributed methods of estimation. Third chapter “Analyse of estimation process of Real estate” carries out unclear issues, which author could not find out in process of making Bachelor, includes analyse of situation of the Real estate in nowadays and depended on experts of Real estate experience developed forecasts. Sections of conclusions and suggestions comprise most important conclusions regarding the situation in Real estate estimation process and conclusions are seeking to solve detected problems. The conclusions and recommendations summarize the important observations of estimation process in the Real estate process and seek the ways to solve the detected problems for possible improvements of estimation process.
