Nekustamo īpašumu apsaimniekošanas uzņēmumu darbības izvērtējums un attīstības vērtējums

Abstract

Maģistra darba mērķis ir izpētīt namu apsaimniekošanas komercdarbības vidi un izstrādāt daudzdzīvokļu māju apsaimniekošanas efektīvāko darbības veidu. Mērķa sasniegšanai tika izvirzīti uzdevumi: Izpētīt iespējamos apsaimniekošanas veidus un tiesisko bāzi; Analizēt namu apsaimniekošanas uzņēmējdarbības vidi; Noteikt mājokļu attīstības tendences; Izstrādāt efektīvāko namu apsaimniekošanas organizēšanas veidu. Darbā izpētīts kopīpašumu pārvaldīšanas juridiskais pamatojums, ekonomiskā vide, apsaimniekošanas formas, veidi un psiholoģiskie aspekti. Veikta namu apsaimniekošanas tirgus PEST analīze un tirgus attīstības prognoze. Pētījuma rezultātā secināts, ka apsaimniekošanas procesu iespējams organizēt racionālāk, un izstrādāts darbības plāns tirgus daļas apgūšanai. Darbā ir 86 lpp.,4 attēli, 10 tabulas, un izmantots 51 literatūras avots. Atslēgas vārdi: uzņēmējdarbība, nekustamie īpašumu, attīstības prognozēšana.

Master’s degree’s work „Managing of mansions: business environment”, is worked out to obtain master’s degree. The objective of master’s degree’s work is to explore business environment of „house managing and to elaborate the most effective mansion’s managing aspect. There were determinate fife assignments for attainment of objective: To investigate possible types of house managing and their juridical basis; To analyze “house managing” business environment; To estimate house progression tendencies; To elaborate the most effective mansion’s managing aspect. There is investigated the juridical justification of common property’s managing, the economical environment, managing forms, psychological aspects. There is made PEST (politics-economics-social sphere-technologies) analysis and development prediction of managing market. According to the made research it can be concluded that managing processes could be organized much more effective. And there is created the plan for market share acquirement. The work includes 86 pages, 10 tables, 4 figures, 51 sources of literature have been used.
