Investīcijas nekustamajā īpašumā Latvijā

Abstract

Bakalaura darba tēma ir „Investīcijas nekustamajā īpašumā Latvijā”. Ņemot vērā pieaugošo inflāciju, arvien vairāk cilvēku sāk piedomāt pie tā, kur ieguldīt savus uzkrājumus, lai neciestu zaudējumus, un kā viens no variantiem ir investīcijas nekustamajā īpašumā. Lai izvairītos un pazeminātu iespējamo risku, kas saistīts ar nekustamā īpašuma cenu svārstībām, ir nepieciešams izpētīt nekustamā īpašuma tirgus attīstību. Darba mērķis ir, balstoties uz teorētiskām atziņām un pieejamajiem statistiskajiem datiem par nekustamā īpašuma segmentu, un izpētot nekustamā īpašuma tirgu Latvijā un investīciju nekustamajā īpašumā specifiku, izstrādāt priekšlikumus investoriem, kas plāno ieguldīt Latvijas nekustamajā īpašumā. Bakalaura darbā tiek analizēta Latvijas nekustamā īpašuma tirgus attīstība un tā ietekmējošie faktori, investīciju nekustamā īpašumā īpatnības un tiek izteiktas prognozes turpmākai nekustamā īpašuma attīstībai un turpmākām tendencēm investīcijās nekustamajos īpašumos. Darbs sastāv no trim galvenajām nodaļām. Pirmajā daļā raksturoti investīciju teorētiskie aspekti, investīciju veidi, to avoti un specifika. Otrajā daļā tiek analizēts Latvijas nekustamā īpašuma tirgus un tiek noteikti tā ietekmējošie faktori un investīciju attīstība. Trešajā daļā tiek aplūkotas Latvijas nekustamā īpašuma tendences, bremzējošie faktori nekustamā īpašuma attīstībai un tiek prognozēta tālākā attīstība. Pētījuma periods atšķiras visā darba gaitā. Tas ir, sākot ar 1935.gadu līdz 2022.gadam. Darba kopējais apjoms ir 60 lpp. bez pielikumiem un tas satur 12 attēlus un 3 tabulas. The topic of the bachelor's thesis is "Real estate investments in Latvia". With rising inflation, more and more people are starting to think about where to invest their savings to avoid losses, and one option is to invest in real estate. In order to avoid and reduce the potential risk associated with real estate price fluctuations, it is necessary to study the development of the real estate market. The aim of the work is to develop proposals for investors who plan to invest in Latvian real estate, based on theoretical findings and available statistical data on the real estate segment, and studying the specifics of the real estate market in Latvia and real estate investments. The bachelor's thesis analyzes the development of the Latvian real estate market and its influencing factors, the peculiarities of real estate investment and forecasts for the further development of real estate and future trends in real estate investment. The work consists of three main sections. The first part describes the theoretical aspects of investment, types of investment, their sources and specifics. The second part analyzes the Latvian real estate market and identifies its influencing factors and investment development. The third part examines the real estate trends in Latvia, the factors hindering the development of real estate and further development is forecasted. The study period varies throughout the work. It is from 1935 to 2022. The total volume of the work is 60 pages without appendixes and contains 12 pictures and 3 tables. Keywords: investment, real estate, investors, real estate market.
