Latvijas investīciju tirgus nekustamajā īpašumā

Abstract

Bakalaura darba tēma ir “Latvijas investīciju tirgus nekustamajā īpašumā”. Bakalaura darba mērķis ir analizēt Latvijas investīciju tirgu nekustamo īpašumu jomā, balstoties uz teorētiskajām atziņām un, izpētot empīrisko avotu datus par nekustamā īpašuma tirgu Latvijā, izstrādāt priekšlikumus Latvijas investīciju politikas efektivitātes uzlabošanai nekustamo īpašumu tirgū. Bakalaura darbs sastāv no ievada, trim darba pamatdaļām, secinājumiem un priekšlikumiem. Bakalaura darba pirmajā nodaļā tiek raksturotas investīcijas kā uzņēmējdarbības finanšu instruments, investīciju veidi, to stratēģijas un specifika, kā arī analizēta Latvijas valsts investīciju politika. Šajā nodaļā skaidrota nekustamā īpašuma tirgus definīcija, tā loma valsts ekonomikas attīstībā, faktori, kas ietekmē investīciju piesaisti nekustamo īpašumu tirgū. Darba otrajā nodaļā tiek analizēta nekustamā īpašuma tirgus attīstības dinamika Latvijā un investīciju piesaistes intensitāte šajā procesā. Darba trešajā nodaļā veikta investīciju piesaistes iespējamā attīstība nekustamā īpašuma tirgū. Bakalaura darbā tika izmantoti fundamentālie zinātniskie pētījumi, Latvijas Republikas likumi, Latvijas republikas valdības lēmumi, zinātniskā literatūra, statistiskie dati, periodiskie izdevumi. Bakalaura darbā pētījumā periods ir no 2020.gada janvāra līdz 2023.gada decembrim. The theme of the bachelors thesis is “Real estate investment market in Latvia”. The aim of the thesis is to analyze investment market in real estate field in Latvia based on the theoretical materials and empirical resources on real estate market in Latvia and make conclusions and suggestions for the further development of investment market in Latvia and improvements for it. Bachelor thesis consists of introduction, the three main parts of the thesis, conclusions and recommendations. The first chapter of the thesis describes investments as a financial instrument, classification of investments, as well as real estate investment strategies. It depicts definition of the real estate market, its role in the economy development of the state, as well as real estate investment attraction factors. The second chapter analyzes investment and real estate market in Latvia, its dynamics of development, tendencies, as well as investment attraction intensity in the real estate market. The third chapter explicates and analyzes the potential development of investments in the real estate market. The bachelor thesis is based on fundamental scientific research journals, laws and governmental decisions of Republic of Latvia, general and specialized literature, statistical data and periodicals.
