According to the author, the law of the digital sphere and information technology is one of the most important new branches of law. Today's world development trends mark the movement of the world economic system towards a digital economy, in which the internet and technology will play a decisive role. For example, one of the innovations of the digital economy is the metaverse - a network of several three-dimensional virtual spaces, or worlds, which together form a virtual universe where users from all over the world can enter, move, have unique experiences, buy and develop virtual real estate, trade and interact with others users. Metaverse offers not only a new entertainment experience for its users, but also new business opportunities for companies. Therefore, investments in the virtual real estate of the metaverse are already reaching amazing numbers. In 2021, virtual real estate sales in the metaverse reached $500 million and are expected to reach $1 trillion this year. The metaverse and the development of the digital economy create new challenges for the legal system. It is clear that it will not be possible to effectively regulate the legal relations that exist in the virtual reality environment with existing regulatory acts. The author believes that the development of law and technology must take place simultaneously, with the regulatory framework adapting to the new economic and technical reality. The purpose of this study is to analyze the application of the legal framework to non-fungible tokens and virtual real estate transactions in the metaverse environment. The tasks of the research are to analyze non-replaceable tokens and virtual real estate as an object of ownership, to analyze the problems of the application and legal force of smart contracts, as well as to consider the rules of jurisdiction and the problems of their application to disputes that arise in the metaverse environment.
