Pasaules finanšu krīzes ietekme uz nekustamā īpašuma tirgu Baltijas valstīs

Abstract

Maģistra darba “Pasaules finanšu krīzes ietekme uz nekustamo īpašumu tirgu Baltijas valstīs” mērķis ir izanalizēt pasaules finanšu krīzes ietekmi uz nekustāmo īpašumu tirgu Baltijas valstīs, izdarīt secinājumus un sniegt priekšlikumus nekustāma īpašuma tirgus attīstībai. Maģistra darbā ir 96 lapas, 17 tabulas, 10 attēli. Maģistra darbs ietver 3 nodaļas, kas veidotas, lai nodrošinātu loģiski secīgu informācijas izklāstu, noteiktā mērķa sasniegšanai. Pirmā nodaļa, - „Pasaules finanšu krīzes teorētiskais raksturojums” - sniedz informāciju par pasaules finanšu krīzes cēlņiem, ekonomiskajiem cikliem, to cēloņiem un to klasifikāciju, kā arī krīzes risinājumu teorētiskais pamats. Otrā nodaļa, - “Nekustamā īpašuma tirgus vispārējs raksturojums”- sniedz vispārēju informāciju par nekustamā īpašuma tirgu un dzīvokļu tirgu kā tā sastāvdaļu. Nodaļā raksturotas nekustamā īpašuma tirgus un dzīvokļu tirgus īpatnības, norādīta to vieta un loma valsts ekonomikā. Kā arī sniedz informāciju par makroekonomiskiem ietekmējošiem faktoriem, privatizācijas procesa, kā arī banku piedāvāto pakalpojumu ietekmi uz nekustāmā īpašuma tirgus attīstību un darbību, kā arī namīpašumu apsaimniekotāju lomu šajā procesā. Trešā nodaļa, - “Nekustāmā īpašuma tirugus analīze Baltijas valstīs” - tiek analīzēts nekustāma īpašuma tirgus pēdējo 10 gadu laikā, apkopota informācija par dzīvokļu tirgu Rīgas, t.sk. Rīgas centrā un Rīgas mikrorajonos, jaunceltnēs. Mājokļu tirgu cenu Lietuvā un Igaunijā. Balstoties uz pētījumu par pasaules finanšu krīzes ietekmi uz nekustamo īpašumu tirgu Baltijas valstīs autors ir izdarījis savus secinājumus un devis priekšlikumus veiksmīgai tirgus attīstībai.

The title of the Master's work is „World financial crisis impact of the real estate in Baltic countries”. The aim of the work is to anylise the world financial crisis impact of the real estate market in Baltic countries, find out forces influencing this market, draw conclusions and provide suggestions for the development of the real estate market. The Master`s work paper contains 96 pages, 17 tables and 10 pictures. The Master`s work paper is divided in three chapters in logical sequence describing real estate market in Latvia. First chapter is called „The theoretical description of the global financial crisis”. This chapter to provide information of the global financial crisis causes, economic cycles, their causes and their classification and the theoretical basis of the crisis. Second chapter „General characteristics of the real estate market” This chapter provides overall picture of the market with closer look into residential apartment segment. This segment ir examinded in more detail and it’s relative weight in Baltic counties economy is measured. This chapter also provide information about the privatization process, macroeconomic determinants, how banking services offered impact on the real estate market`s development and the building property manager's role in this process. Third chapter „Real estate market analysis in the Baltic countries” shows the dynamics of the market of 10 years. There is gathered information on apartment market in Riga, Tallin and Lituania. Upon completion of the work the author provides conclusions and suggestions for apartment market succesful development in Baltic countries.
