Bakalaura darbā apskatīta tēma par zemes piespiedu nomas tiesisko regulējumu. Darbā aplūkots piespiedu nomas institūts un tā rašanās, tiesiskās attiecības, kas rodas, ja zemes un uz tās esošās apbūves īpašnieki ir dažādas personas, kā arī iespējamā piespiedu nomas attiecību izbeigšana.Šobrīd visai bieži sastopami gadījumi, kuros zemes īpašnieks un apbūves īpašnieks ir atšķirīgas personas. Nereti, pastāvot piespiedu nomas attiecībām, īpašnieku starpā rodas strīdi, tāpēc aktuāls ir jautājums par šādu tiesisko attiecību regulējumu. Izvērtējot spēkā esošo regulējumu, secināms, ka tas nav pilnīgs un neveicina piespiedu dalīto īpašumu apvienošanu vienotā īpašumā.Darbā analizēts piespiedu nomas attiecību regulējums normatīvajos aktos, un ieteikti iespējamie risinājumi un uzlabojumi, lai novērstu pastāvošās nepilnības.

The research deals with such issues as the institute of compulsory land lease and its emergence, legal relations that arise if the land owner and the owner of the real estate on the land are different person, as well as the issue of the possible termination of compulsory land lease. Nowadays the situation when the land owner and the owner of the real estate on the land are not the same person is quite common. Often disagreements arise between the owners due to the relations imposed on them by the compulsory land lease; therefore, the question of legal framework for such situations is very topical. The analysis of the current framework concludes that the framework is not thorough and does not encourage the merging of the compulsorily divided properties into a united property.The framework for compulsory land lease relations in the legislative acts is analysed in this research and the possible solutions and improvements are suggested in order to eradicate the existing deficiencies.
