Nekustamā īpašuma tirgus vērtības noteikšana Latvijā tiek veikta ar sertificētu vērtētāju starpniecību, taču šis process nereti ir laikietilpīgs un balstās uz manuālu datu apstrādi un analīzi. Šī bakalaura darba mērķis ir izpētīt un izstrādāt risinājumu, kas, izmantojot mašīnmācīšanās algoritmus, spētu atvieglot vērtētāju darbu, daļēji automatizējot īpašuma vērtēšanas procesu. Darbā izvirzīta hipotēze, ka ar piemērota mašīnmācīšanās algoritma palīdzību ir iespējams automatizēt nekustamā īpašuma tirgus vērtības noteikšanu. Lai pamatotu hipotēzi, tika veikta padziļināta sertificēta vērtēšanas procesa un esošo risinājumu analīze. Papildus tika izvērtētas mašīnmācīšanās metožu iespējas, balstoties uz teorētisko literatūru un ārvalstu pētījumu rezultātiem. Darba rezultātā tiek sniegts ieskats automatizācijas potenciālā nekustamā īpašuma vērtēšanas jomā Latvijas teritorijā. The determination of the market value of real estate in Latvia is carried out by certified appraisers. However, this process is often time-consuming and relies heavily on manual data processing and analysis. The aim of this bachelor thesis is to research and develop a solution that uses machine-learning algorithms to facilitate the work of appraisers by partially automating the process of real estate valuation. The thesis hypothesis is that it is possible to automate the determination of the market value of real estate using an appropriate machine learning algorithm. To substantiate this hypothesis, an in-depth analysis of the certified valuation process and existing solutions was conducted. In addition, the potential of machine learning methods was evaluated based on theoretical literature and findings from international research. The result of the work provides insights into the potential for automation in the field of real estate valuation in Latvia.
