Kultūrvēsturiskā pieminekļa statusa ietekme uz dzīvokļa tirgus vērtību

Abstract

Diplomdarbs ir saistīts ar reālo datu statistisko apstrādi. Dati analizēšanai tika atlasīti no Nekustamā īpašuma tirgus informācijas datu bāzes par dzīvokļu īpašumu darījumiem Latvijā pēdējo četru gadu laikā ar nolūku veikt statistisko pētījumu par ēkas kultūrvēsturiskā pieminekļa statusa ietekmi uz tirgus vērtību. Darba laikā pieejamie dati tika apstrādāti, sakārtoti un sagatavoti pētījumam. Analīzē izmantoti izlases apsekošanas pamatprincipi, t.i., vienkārša gadījuma izlase, stratificēta izlase, postratificēta izlase, kā arī daudzfaktoru lineāras regresijas modelis un GREG novērtējums. Darbs sastāv no divām daļām, kur 1. daļa ir matemātiskais pamatojums ar izmantojamiem jēdzieniem un formulām, un 2.daļa ir to praktiskais pielietojums. Datu apstrāde veikta ar Excel, R un SPSS datorprogrammu palīdzību. Iegūtie rezultāti ir apkopoti un par tiem veikti secinājumi.

The thesis is related to the actual statistical data processing. The data for the analysis was selected from the real estate market information data base on housing estate deals in Latvia during the past four years in order to carry out statistical studies on the impact of the cultural monument's status on a flat's market value. During the research, the available data was processed, sorted and prepared for the study. Surveying techniques, like simple random sample, stratified sample, post-stratified sample, as well as multivariate linear regression model and GREG estimator, were used to analyze data. The thesis consists of two parts, where the first part is mathematical ground with used concepts and equations, and the second part their practical application. Processing was performed with Excel, R and SPSS software.
