Bakalaura darbs veltīts nekustāmā īpašuma masveida vērtēšanas problemātikai. Bakalaura darbā apskatīti nekustāmā īpašuma masveida vērtēšanas pamatprincipi un vērtēšanā izmantotie modeļu tipi. Darbā apskatīta ratio analīzes metodoloģija, kas tiek izmantota masveida vērtēšanas rezultātu novērtēšanai.
Aprakstot spēkā esošo dzīvokļa īpašuma vērtēšanas modeli, ko izmanto Valsts zemes dienests, darbā piedāvāts vērtēt dzīvokļa īpašumu kā vienotu īpašumu, nedalot tās vērtību atsevišķās sastāvdaļas, tādās kā zeme, koplietošanas telpas un dzīvokļa īpašuma telpu grupas, kā arī veikti citi esošā modeļa uzlabojumi. Pārejot uz vienota īpašuma vērtēšanas principu, ar lineārās regresijas palīdzību iegūts jauns vērtēšanas modelis. Iegūtais dzīvokļa īpašuma vērtēšanas modelis salīdzināts ar spēkā esošo modeli, izmantojot ratio analīzi. Jaunais modelis dod būtisku uzlabojumu dzīvokļa īpašuma vērtēšanā, nodrošinot horizontālo vienlīdzību dažādu teritoriju griezumā. Darba izstrādē tika izmantota statistiskās programmas SPSS un EViews. The Bachelor’s thesis is devoted to the problem of real estate mass appraisal evaluation. In the thesis basic principles of real estate mass appraisal as well as model types used in the assessment have been considered. The Bachelor’s thesis gives an overview of ratio analysis methodology, which is commonly used for mass appraisal performance evaluation.
In the Bachelor’s thesis residential property appraisal model, which is currently used by the State land service, was examined and evaluation of residential property as a uniform property instead of dividing it to separate components such as land, shared spaces and residential property apartment groups was proposed, along with other improvements of the current model. After switching to a uniform property evaluation principle, a new valuation model was estimated, using multiple linear regression technique. The obtained residential property evaluation model is compared to the model currently used by the State land service, employing ratio analysis. The new model gives a significant improvement in residential property evaluation, providing better uniformity among territorial groups. Calculations were performed using statistical software SPSS and EViews.
